Agricultural Land Explained

Non Resident Indians and Foreigners are not permitted to purchase agricultural lands.

Ownership to agricultural lands derives either from a registered document or patta.

Copy of the extract of A Register Chitta and adangal, field map sketch should be obtained from the owners along with the parent title document.

If the ownership to the land is by way of a patta, it is advisable to get document signed by all the family members, including minors represented by their natural guardian. A recital should be made stating that the conveyance is for the benefit of the family. Whether patta is a title documents and the instances where patta is a supportive document is discussed in Chapter 2. Please also refer Chapter 5 on the importance of Revenue Record.

Enquiry should be made with the concerned village Administrative officer about the ownership and classification of the land. General guideline and enquiry with the Revenue Department as mentioned earlier are to be followed. Immediately after the purchases the Revenue records, namely, patta, Chitta and adangal are to be altered to reflect the name of the purchaser.

Model form of Revenue records, namely, copies of extract of field map book, patta, Chitta, and adangal are attached.

Under the provisions of the Tamil nadu Land Reforms (Fixation of ceiling on Land) Act, 1961, one person can hold up to 15 standard acres. It should be noted that the ceiling limit is not 15 acres it is 15 standard acres. Depending upon the yield and quality of the soil 1 standard may in some area be equal to 10 acres. If this is so the extent of land for 15 standard acres as per the Act is 150 acres. The information on equivalent extent of acres to 1 standard acre for the land in survey numbers in a particular village is available with the local village Administrative Officer and the local Tasildhar Office.

Conversion of measurements:

Measurements in revenue records are mentioned in hectares and area. 1 hectare = 100 Ares, Are = 2.47cents, 100 cents = 1 acre, 1 cent = 435.79 sq.ft.
